Pre-listing Home Inspection
An inspection of your existing home can help you sell it easier and faster, and more profitably by addressing any issues on the front end, rather than in the negotiation process.
Pre-listing Home Inspection Benefits
There are many benefits to having your home inspected before listing. With a pre-listing inspection your home could sell faster and for more money without any renegotiations because results of the inspection will be presented ahead of time. Your potential buyer will be reassured about the condition of the home from the detailed inspection report. A pre-inspected listing will also give you the ability to fix any problems and deal with any issues ahead of time, so there won’t be any surprises.
- Home could sell faster!
- Home could sell for more money!
- No more buyers walking away because they think there is a problem with the house.
- No deal-killing home inspector picking your home apart after the deal is done.
- No 11th hour renegotiations based on the inspector's findings.
- No helpless feelings that an inspector has raised an issue that is not a big problem.
- No more buyers getting cold feet when they find out the home is not perfect.
- No more buyers walking away because they don't have time for an inspection.
- No more parade of inspectors through your home before a multiple-offer situation.
- You choose the inspector based on reputation and credentials.
- You resolve any differences of opinion before the house goes on the market.
- You fix any problems you like or recognize the problem and reflect it in the purchase price - take it off the table as a negotiating tool against you.
- Inspection Report is available as an HTML web page link, to be included on your listing agent’s web site. That way, prospective buyer’s can see the report in advance.
"Having a home inspected prior to listing is beneficial to both the seller and the buyer," "It allows the seller to be informed of any issues upfront and to allow for corrections to be made well in advance of closing. When a buyer tours a home that they are considering buying, they can be presented with the inspection report and the seller can show what, if anything, has already been taken care of. This can be very comforting to a buyer, particularly in this less competitive market we are all faced with right now."

1. Question: What is the time frame for the completion of the summary reports?
|
|
Answer: Typically, turnaround time is in 2 to 3 business days after the original inspection. The day after the inspection we will send you an email, which gives you a chance to review the summary report material before we print the final copies. After you review the material, and provide your authorization, we will go ahead and have the summaries printed - along with a copy of our 300 page Home Reference Book binder which will include the full detailed home inspection report - delivered to the destination of your choice.

12. Question: What if I have repairs or improvements done after the original Pre-listing Inspection? Can we record these repairs / improvements on the summaries and report?
|
|
Answer: Most sellers address these repairs and/or improvements with any buyers by including the work order receipts with the report and summaries. This is the fastest way to include the updates. For us to note the repairs/improvements on the summaries and Horizon report, we have to revisit the property and make our updates. There is a small fee involved for this update (please call us at 519-954-4431 for further information).
